  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $5.25
    - Valet Trash: $25
    - Amenity Fee: $35-$40 based on floor plan
    - Pest Control: $5
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $15 per pet

  • What do I need to qualify for an apartment?

    We’re thrilled to hear you want to apply!

    Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval.

    To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Midtown West as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions you may have, to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Midtown District!
    Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.
    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Each resident receives a permit to park in the parking garage behind the security gate on a first-come, first-serve basis. Guests must pay overnight to park inside the garage and the perimeter of the community in designated visitor spaces.

  • As a resident, how will I receive packages?

    We're happy to share that we have a partnership with Fetch, a 24/7 off-site package management service. All packages are delivered to a secure, climate-controlled Fetch facility. Residents will receive an instant notification to select their delivery preference, and Fetch will deliver the package during the chosen delivery window.

  • What school district is Marquis Midtown District in?

    Students at our community attend Atlanta Public Schools. Depending on their grade level, students will go to Morningside Elementary, Inman Middle, or Midtown High School.
